THE RETURN IS ON THE ROOF.
We develop rooftop solar on UK commercial buildings with zero capital outlay. You sell the energy to your tenants, keep the margin, and the system becomes yours at the end of the term.
Your roof is the only part of the building not paying rent.
Black Glass Capital is a solar developer. We arrange the funding, appoint an accredited main contractor to install the system, and maintain it for the full term. Every building follows the same standard structure, the Black Glass Deal, so your advisers only need to review one set of terms.
We develop it.
You earn from it.
Then it's yours.
How the money flows
- Institutional investors pay for the installation, through a funding vehicle for your building. Black Glass Capital, the developer, arranges the funding, appoints and manages the main contractor, and maintains the system.
- The roof's electricity is used on site by your tenants.
- Your tenants pay you for the energy they use.
- You make a fixed monthly payment to the funding vehicle. You never pay Black Glass Capital.
- The energy income is designed to cover your payments, and what's left is your margin. At the end of the term, the system becomes yours.

- Your business uses the roof's electricity first.
- So your business buys less electricity from its supplier.
- You make a fixed monthly payment to the funding vehicle. You never pay Black Glass Capital.
- What the roof's electricity is worth to your business, less your payments, is your saving. At the end of the term, the system becomes yours.

The usual arrangement
A typical Power Purchase Agreement puts solar on your roof
and the income in someone else's account.
| Question | Typical Power Purchase Agreement | The Black Glass Deal |
|---|---|---|
| Who owns the system | The funder owns the system | Ownership passes to you automatically at the end of the term |
| Who sells the energy | The energy company | You |
| Who claims capital allowances | The energy company | You, subject to advice |
| Who keeps the margin | The energy company | You, after your payments |
| Capital outlay | None | None |
Comparison of typical structures. Individual Power Purchase Agreement terms vary. Capital allowances may be available. Your accountant will confirm what applies to you.

Roof assessment
Tell us the address and we'll assess the roof for you.
We look at the structure, orientation, shading and energy use. Your assessment gives an indicative figure for each building, with the assumption behind every number, so your accountant can check it.
